At AzorExpat Services we assist many people through the buying process, including house inspections. Odds are if you have a question, someone has asked it before. If you can't find your answer below, feel free to write to us. 

When can I get my report?

We need up to 3 business days to compile and review the report, at which point it will be sent to you. However, we will send you the report as soon as it is done.

How much will my inspection cost?

The inspection fee is based on the area of the house and its location. For any houses outside of P. Delgada, Ribeira Grande and Lagoa a travel fee is applied. You can find out pricing list here. NOTE: If the house is found to have more area than indicated on the registry documents the price of the inspection will be updated accordingly.

How do I schedule an inspection?

To schedule an inspection, send us an email to info@azorexpat.com with the following documents: Caderneta predial, certidao permanente, listing link, license of use (if available), floor plans (if available).

Please inform your agent that you will be requiring a house inspection so that they can coordinate the access to the house.

Can I get an inspection on every island of the Azores?

Yes, we perform inspections on every island. For inspections outside of the island of S. Miguel, travel costs will be added to the inspection fee. These will vary based on the time of the year, island and time required. For inspections outside of S. Miguel, please reach out to us as early as possible, as it requires in-depth logistics coordination.

 

Can I be present during the inspection?

We strongly advise that the least amount of people are present during the inspection, in order to allow us to focus and perform our best work. During the inspection we do not yet have all the information to answer the questions you may have.

 

What documents do I need to quote and schedule an inspection?

Certidão Permanente, caderneta predial, listing link, floor plans (if available) and licence of use (if available). It is ideal that the house documents be the most up to date.

 

How can I pay for the inspection?

You can pay be credit card, bank transfer or Wise.

 

What does the inspection cover?

Our comprehensive report covers various aspects of the home but is not limited to: floors, windows, doors, walls, kitchen, bathrooms and it’s appliances, exterior walls and surfaces, roof and it’s various components, electrical, plumbing, garage, foundations, etc. We do not inspect the septic system of the house however we can often indicate whether further investigation is required based on other contributing factors.

 

What does the report look like?

What if I have questions about the content of my report?

Included with your inspection fee is a 30-min debrief to go over any questions you may have about the report and its findings. The date of this debrief is set when you’re sent the report, and is usually in the next 2-3 days,
